An ounce of prevention is worth a pound of cure. No truer words could be spoken when it comes to buildings and their maintenance. A well maintained building is more efficient and less expensive to operate, and there is less down time associated with extensive repairs that often results from deferred maintenance. Yet, we encounter many buildings that have inadvertently been left to deteriorate to a point where major components must be replaced ahead of its intended design life and repairs are necessary in areas where early detection could have avoided major damage.

How does this happen? In hotels, we find that deferred maintenance is sometimes the result of a misunderstanding of duties. Owners/facilities managers assume the duties of their in-house maintenance personnel include periodic inspections of major components, identifying the need for preventative maintenance, and scheduling/budgeting for these actions. Unfortunately, unless you have specifically trained your maintenance staff to perform such specialized evaluations, it is most likely going undone. Maintenance personnel typically have their hands full fixing leaky faucets, touching up paint, and performing countless other repairs necessary to keep guests happy and comfortable.

ADA Surveys
An ounce of prevention is worth a pound of cure -- applies even in matters related to the Americans with Disabilities Act. Many hotel operators hear ADA and either think "too expensive" or "doesn't apply to us".  The good news is that the former is untrue, but the bad news is that the latter is also untrue. We have all heard stories from both extremes of the ADA spectrum, hotels that were sued for millions for not making -- readily achievable -- modifications, to hotels that have successfully operated for decades with not so much as an inkling that these issues even exist in the world. The risk of ADA-related litigation faced by most hotels probably fall somewhere between these extremes cases. Many experts in the field will agree that an ounce of prevention in the form of relatively inexpensive readily achievable modifications made to your facility before an incident occurs is the best defense against having to pay for a thousand pounds of cure after the fact.
